Icon 2 is definitely one of my favorite buildings in Yaletown so far. Unlike it’s sister building Icon 1, Icon 2 is a low-rise building with only 11 stories. This building is perfect for just about anyone who has a healthy social appetite and loves the outdoors; it’s located right on the Yaletown seawall in front of the northern shores of False Creek, next to the George Wainborn park and very close to David Lam park as well. It’s also only blocks away from Yaletown’s social district; which means, although most units come with parking, you won’t be in need of a car very often, which means you’re officially eco-friendly!

Last week Laura Howren from our team and I decided to share a piece of Yaletown with those of you who aren’t familiar with the area, and even those of you who are! Obviously we couldn’t visit EVERY store, but we did hop into places that caught our little eyes…Yaletown is FULL of these types of boutiques & shops, you can spend a whole day there and you still wouldn’t have seen and experienced everything they have to offer. And this is within a 4 block square!

Since Yaletown is so close to the Downtown core, there aren’t any detached homes in this neighborhood, yet the community is still extremely family friendly, with the vibrant seawall and David Lam Park within walking distance. Since Yaletown is considered to be one of the more popular and desirable areas of Vancouver, real estate values naturally are higher. You will find many modern, glass-plated highrises with townhouses on the bottom level (which would be perfect for families who are in need of more room than a condo would offer) and buildings that usually offer an abundance of amenities.

Vancouver Real Estate Sales break records in July

And we thought June was a great month for the Vancouver real estate market.

The Vancouver Sun reported a couple of days ago that both the Metro Vancouver and the Fraser Valley real estate boards reported record home sales for the month of July. Below are the juicy details (aka the numbers)!!

July Sales for Vancouver Real Estate

4,114 sales in Metro Vancouver (via MLS)
–> 89% increase from July 2008
Price of typical single family home in Greater Vancouver area: $711,702
–> -5.5% since July 2008
–> +10% since beginning of 2009

2,089 sales in Fraser Valley (via MLS)
–> 62% increase from July 2008
Price of typical single family home in Fraser Valley area: $477,420
–> almost -6% since July 2008
–> almost +4% in the last 3 months

Of these sales, a whopping 37% were comprised of first time home buyers.

Yaletown Area Info

Yaletown is one of Vancouver’s most newer, urban and hip neighborhoods. The community lies within a seven block area bound by Nelson, Homer, Drake, Pacific, Hamilton and back to Homer, and is located right on False Creek and faces southeast, resting on the southern edge of the core of Vancouver. Several highrise residential buildings have been developed consistently in this area and many of them have views of the city and False Creek.

The community was named after the town of Yale in the Frazier River Canyon, where the Canadian Pacific Railroad originally kept their repair facilities and rail yards. When the CPR moved their facilities and yards to the north shore of False Creek, they named the community Yaletown. Since then Yaletown has undergone major development, and since the World’s Fair held in 1986, it has been transformed into one of the most densely populated communities in Vancouver and is notorious for being one of the most significant urban regeneration projects in North America.

Because Yaletown is in the Downtown area, you won’t find detached homes here. Real estate in Yaletown consists of loft-style condos, flats and townhouse-style condos. Developers converted the industrial warehouses that were built in abundance back in the CPR days into chic lofts, and what used to be loading docks are now patio spaces for martini bars (how Yaletown!). The architecture in Vancouver’s “Little Soho” primarily consists of newer, concrete highrises with uniform glass; fantastic views of the highrises can be enjoyed from the docks on Granville Island, a tourist destination across False Creek. If you’re lucky you might be able to catch the sunsets! Real estate inYaletown range anywhere from $300,000 up to $4,000,000; many condos with great views of the city and False Creek can be found here.

Yaletown residents have all the amenities they can think of at an arm’s reach. Yes, you can walk to the Downtown shopping district, but the community itself has everything one needs in daily life, and within walking distance, too. Many of Vancouver’s best restaurants, both fancy and casual can be found, and an organic quality super

market also lies in a central location. And let’s face it, it’s Yaletown…you know you’re going to find more than a few boutiques, galleries, spas, interior design studios, and other classy, high-end retail stores, attracting the fashionistas;

there are also some dotcom companies that call Yaletown home, so we have the young techs mixed in the crowd. What a combination! At night Yaletown lights right up, with hopping clubs, bars and restaurants making the

community one of the best go-to spots on the weekends.

For the active residents, the seawall on False Creek provides a perfect path for walking dogs, jogging, walking, and roller blading. There are also yoga & pilates studios and gyms close by. Residents don’t drive much around here (finding parking in Vancouver isn’t the most exciting part of the day) so they tend to get exercise any way by daily activities.

During the month of October, Yaletown holds the “Taste of Yaletown” event. The event attracts food lovers from all over the world for sampling of some of Vancouver’s finest cuisines.
