<p>Icon 2 is definitely one of my favorite buildings in Yaletown so far.  Unlike it’s sister building Icon 1, Icon 2 is a low-rise building with  only 11 stories. This building is perfect for just about anyone who has a  healthy social appetite and loves the outdoors; it’s located right on  the Yaletown seawall in front of the northern shores of False Creek,  next to the George Wainborn park and very close to David Lam park as  well. It’s also only blocks away from Yaletown’s social district; which  means, although most units come with parking, you won’t be in need of a  car very often, which means you’re officially eco-friendly!</p>

<p>Last week Laura Howren from our team and I decided to share a piece of Yaletown with those of you who aren&#8217;t familiar with the area, and even those of you who are! Obviously we couldn&#8217;t visit EVERY store, but we did hop into places that caught our little eyes&#8230;Yaletown is FULL of these types of boutiques &amp; shops, you can spend a whole day there and you still wouldn&#8217;t have seen and experienced everything they have to offer. And this is within a 4 block square!</p>
<p><em><strong>Yaletown Real Estate</strong></em></p>
<p>Since Yaletown is so close to the Downtown core, there aren&#8217;t any detached homes in this neighborhood, yet the community is still extremely family friendly, with the vibrant seawall and David Lam Park within walking distance. Since Yaletown is considered to be one of the more popular and desirable areas of Vancouver, real estate values naturally are higher. You will find many modern, glass-plated highrises with townhouses on the bottom level (which would be perfect for families who are in need of more room than a condo would offer) and buildings that usually offer an abundance of amenities.</p>

<p>The Vancouver Sun reported a couple of days ago that both the Metro Vancouver and the Fraser Valley real estate boards reported record home sales for the month of July. Below are the juicy details (aka the numbers)!!</p>
<p>July Sales for Vancouver Real Estate</p>
<p>4,114 sales in Metro Vancouver (via MLS)<br />
&#8211;&gt; 89% increase from July 2008<br />
Price of typical single family home in Greater Vancouver area: $711,702<br />
&#8211;&gt; -5.5% since July 2008<br />
&#8211;&gt; +10% since beginning of 2009</p>
<p>2,089 sales in Fraser Valley (via MLS)<br />
&#8211;&gt; 62% increase from July 2008<br />
Price of typical single family home in Fraser Valley area: $477,420<br />
&#8211;&gt; almost -6% since July 2008<br />
&#8211;&gt; almost +4% in the last 3 months</p>
<p>Of these sales, a whopping 37% were comprised of first time home buyers.</p>
