Amy and Laura take you on a tour of one of Downtown Vancouver’s waterfront communities, Coal Harbour.

Coal Harbour is located on the southern shores of the Burrard Inlet and is home to one of Vancouver’s more prestigious marinas, Coal Harbour marina (which is also one of the two marinas that will accommodate larger boats with 330′ slips.

The boundaries of Coal Harbour are Georgia Street, Denman Street, Burrard Street, and the waterfront.  Here you will find condominium units in newer highrise buildings, many with fantastic views of the Burrard Inlet, North Shore Mountains, Stanley Park and the marina. Studios start right on the $300,000 mark, one bedrooms in the mid $300,000′s and two bedroom units start in the higher $500,000 range.

The seawall starts in Coal Harbour and trails along the edges of Stanley Park back to the West End community. The Downtown waterfront is home to the new green-built, state of the art convention centre, a close to $900 million dollar project which will be the meeting grounds for the 2010 Olympic staff. Trendy furniture boutiques, yacht sale broekrages and seafood-type restaurants also line the seawall.

Vancouver Real Estate Sales break records in July

And we thought June was a great month for the Vancouver real estate market.

The Vancouver Sun reported a couple of days ago that both the Metro Vancouver and the Fraser Valley real estate boards reported record home sales for the month of July. Below are the juicy details (aka the numbers)!!

July Sales for Vancouver Real Estate

4,114 sales in Metro Vancouver (via MLS)
–> 89% increase from July 2008
Price of typical single family home in Greater Vancouver area: $711,702
–> -5.5% since July 2008
–> +10% since beginning of 2009

2,089 sales in Fraser Valley (via MLS)
–> 62% increase from July 2008
Price of typical single family home in Fraser Valley area: $477,420
–> almost -6% since July 2008
–> almost +4% in the last 3 months

Of these sales, a whopping 37% were comprised of first time home buyers.

Vancouver has come out on top of a recent Livability survey!

Its not that surprising for the people that have already moved here, lived here or has ever been here.  But it might surprise people who have not been to Vancouver. Here is the Full Story.

Coal Harbour has come a long way since it’s beginnings as a more industrial waterfront operating area. It was no more than approximately 15 years ago that the community started to get planned out as the first residential community to be developed along the Burrard Inlet. Today Coal Harbour consists of concrete high-rise luxury condos and townhouses, offering close proximity to both Vancouver’s Business District (think Robson Street & Denman Street; shopping galore, just blocks away!) and to the waterfront parks including Stanley Park, an 1,000 acre world-renowned Evergreen Oasis right at the edge of Downtown Vancouver.
Today, 23-acre Coal Harbour is one of Vancouver’s most urban and desirable communities, and the refurbishing and redeveloping continues. The new convention centre is underway and is scheduled to be up and running for the 2010 Winter Olympics; Vancouver’s first Shangri-la luxury Zen hotel/condo opened as recently as the 24th of January, 2009, in the tallest building in Vancouver at a whopping 61 stories, and new developments are always being planned for highrise condos. The 8-acre waterfront park on the Burrard Inlet is a great spot for a serene walk along the seawall with a cup of coffee, while enjoying views of the North Shore Mountains, Stanley Park and the Lions Gate Bridge, one of the bridges that connect Downtown to the North Shore.

The interesting thing about Coal Harbour is the serenity it offers to its residents while being so close to the Downtown core. You do have the heavy traffic on the main roads and you do have the nicely allocated commercial areas that blend in with the residential neighborhoods, but there’s always something nice about having a view of something nice to look at every which way you turn.
