Edgemont A charming Alpine village

North Vancouver is blessed with a convenient collection of small and bustling business centres dotted amongst the neighbourhoods of this friendly community. It is the Village of Edgemont that most accurately represents the uniqueness of North Shore community.
Located just east of the Capilano River and Capilano Road, Edgemont Village is nestled amongst the very desirable neighbourhoods of Forest Hills, Capilano Highlands and Canyon Heights. Edgemont Village really got its start with the construction of the Lions Gate Bridge in 1937, and soon after residential development commenced with the surveying of lots and property in the Capilano Highlands. It wasn't until after World War II that settlement took place. In 1945, the District began to advertise building lots "on easy terms from $475 - $675”.

Edgemont Village community works hard to retain the charm of earlier years with a collection of over 70 shops and services... most locally owned an operated, no big box retailer here. Restaurants, butchers, bakers and candle stick makers collectively work to create a very alluring sense of neighbourhood character. The "heart" of the Village lies in the community services: the library, community police office, and a regular schedule of community events on Village streets. Throughout the summer, there are frequent public concerts, community days, and celebrations. A well organized merchants association ensures the village remains the hub of the local community.

The Village is close to many popular North Shore attractions and activities. It is often used as a base for locals and tourists heading for Grouse Mountain, Capilano River Regional Park, the Capilano Suspension Bridge, and other area highlights.

The local real estate consists predominantly of single family residences and is highly sought after for access to some of the region’s best schools. Prices range from $800,000 - $2,000,000

How to get to Edgemont Village from Vancouver city...

Follow Georgia Street through Stanley Park and across the Lion's Gate Bridge. Take the North Vancouver exit to Marine Drive, then left up Capilano Road. Turn right at Ridgewood Drive and go to the 4 way stop. Turn right on Edgemont Blvd and the charm of Edgemont Village awaits.

Lynn Valley - North Shore living at its best

I was driving along Marine Drive today and spotted this slogan...Vancouver's North Shore - Where nature lives. This motto is no better represented than in the neighbourhoods of Lynn Valley. Lynn Valley is situated at the foot of Fromme Mountain one of North Vancouver's most popular mountain playgrounds. Bordered by Lynn Creek to the east and tree line to the north, following any number of the northbound roads will bring you to a labyrinth of trails where all the fun begins.

The sporting, social and community activities that sit on the door step of a Lynn Valley resident are as endless as they are diverse. Fromme Mountain is world renown as being the birthplace of “Shore Riding” and the continued evolution of mountain biking since its early beginnings in the 90’s. Not a weekend goes by that a constant trickle of free ride fanatics aren’t crawling their way up the roads leading to the trails and trestles’ hidden amongst the giant cedars.

Lynn Canyon Park is a popular tourist attraction where you can wander the temperate rain forest, enjoying the many waterfalls and pools of Lynn Canyon Creek and the ever popular suspension bridge, all at no cost!

Lynn Valley community is anchored by a bustling business centre boasting a new public library and community centre. The Lynn Valley Centre Mall is full of all the usual suspects making getting a latte a snack or even the weekly groceries a convenient and fairly pleasurable activity.

Over the past five plus years we have seen a steady and progressive evolution of the Lynn Valley real estate market, as many young families and first time home buyers enjoyed the accessibility of Lynn Valley pricing compared to other North Shore communities. New comers and existing residents alike have seen community facilities, schools, retailers and other services evolve to meet their needs and rising consumer expectations.

Current market conditions and average pricing puts Lynn Valley squarely in the sights of active families; community oriented home owners and savvy real estate investors. Sales of single family detached homes have averaged $616,000 over the past 3 months and a healthy inventory of over 70 listings provides ample choice.

So... if you want to live where nature lives... check out Lynn Valley on Vancouvers North Shore.

Loving Lower Lonsdale

Vancouver city and surrounding metropolitan area is blessed by a diversity of neighbourhoods, cultures and geography. From the fertile farms of the Fraser Valley to the hip and happening urban enclaves of Yaletown, Granville St and Kitsilano. Few cities enjoy such a variety of lifestyle experiences within such a compact and visually stunning landscape. Although not exactly a secret to those of us who live on the North Shore but the recent developments at the foot of Lonsdale are changing the face of the North Vancouver’s waterfront and luring many new residents to the base of the north shore mountains.

The Lonsdale neighbourhood stretches from lower Lonsdale at the harbours edge, through the business district of Central Lonsdale to the lofty heights of Upper Lonsdale where suburban view homes meet the giant cedars of the north Shore Mountains. The Lonsdale corridor is a hub of activity that truly represents all that is great about living in and around Vancouver.

The majority of new development and building activity is happening near the waterfront of Lower Lonsdale where the City of North Vancouver is embarking upon multiple residential and commercial developments, with plans to include shops, restaurants, galleries and museums. New community amenities such as the John Braithwaite Community Centre, new urban park space, and expansion of the North Shore Spirit Trail, are all making Lower Lonsdale one of the most sought-after neighbourhoods in the Greater Vancouver area in which to live and work and play.

This community is only a 12 minute scenic commute from downtown Vancouver via the SeaBus and accessibility to the TransCanada highway brings the rest of metro Vancouver within easy reach. Sometimes compared to Sausalito in San Francisco for its panoramic views of the city skyline and bustling Lonsdale Quay market attracting tourists and locals for an abundance of fresh produce, crafts and seafood.

Careful planning and public consultation have resulted in approval of numerous residential and commercial developments totaling over 2.5 million sqft. Check out the Pier Development and the City of North Vancouver’s Water Front Project to view the exciting plans for creating a sustainable and vibrant community where the mountains meet the sea.
